We Have Finally Relocated from SG to JB!

Yes, we have finally relocated from Singapore to JB! Once again, thank God for the "smooth moving" (here, we r talking about the custom clearance in JB which is our greatest hassle). We are not sure which items we possessed might not be able to bring over to Malaysia. If the items have to be retained or disposed on the spot, that's fine. But if the custom officer trying to be nasty, insisted we have to pay a fine or something like that........... err, really don't dare to think further but now finally, we, as well as our belongings are saved and sound. So, really have to praise the Lord!

Oh yes, I mentioned before I shall provide the contact details of the mover we engaged that providing professional and excellent services for Singaporean to move from SG to JB or via vice:-

Here it is! they are really good and are strongly recommended!

Happy Birthday, Nathaniel!

Horray! Today is Nathaniel’s Birthday. We are making a trip into JB to celebrate despite we are very busy with the house moving packing. Oh yes, we have managed to confirm a mover that do frequent moving for Singaporean going to reside in JB – especially Horizon Hills. The spokeperson proudly mentioned that they have already move over 100 units from Singapore to JB – HH. I will only share more info about this mover after we have used them.

We set off in morning and arrived Woodlands Checkpoint at 8.30 am – it was a smooth drive from Singapore custom to JB custom and we cleared the custom by 8.45am.

Initially, we wanted to have our breakfast in this place. They served nice various toast bread and signature dish is goeng beeboon. It Is very delicious. Unfortunately, it was too crowded and we decided to give it a miss. So we went to the next door coffee and cakehouse (Moonlight Cake House) for breakfast.

Thereafter, we went to the supermarket for groceries. However, not forgotten about the purpose of coming in to JB; is to celebrate Nat’s Birthday with a BD lunch, buy a BD gift as well as get a BD cake. So, wonder where could we get them?? No problem, we gotten all 3 things just in 1 mall – that is……. Pelangi Plaza!

Now, the returned journey – it was a smooth drive via 1st link at both JB and SG customs and we home sweet home at about 3 pm.

Wishing Nathaniel’s a blessed birthday and many happy returns.

P.S. – Have to try to avoid entering to JB on Saturday afternoon (1st link) as it is very jam even b4 the woodlands checkpoint.

We Have Found a Unit!

Finally, we have found a unit after 2 more viewings. We have landed ourself in a nice Cluster Semi-D in Horizon Hills. Now, we could concentrate on packing our stuff for the moving day. Thank God for this timely arrangement for us.

Interested to know how’s the leasing procedures in JB? Here is goes:-

1) Upon decide a unit, u have to pay a 1 month advance rental and sign a Letter of Intent.

2) After the Lease Agreement has been prepared, a 2 months security deposit is to be paid. Oh yes, the practice in JB, is 2 months security deposit despite if you are to take one year lease. (Unlike in Sg, one year lease is 1 month deposit and 2 years lease is 2 months). Thus, there are also trend that majority owners from JB would only offer a 2 years lease.

3) An admin fee for the preparing of the Lease Agreement and Stamp Duty also has to be paid. Is about RM200.

4) For utility account, as a foreigner reside in JB, you will have to use the owner’s account and hence, a deposit of half month of your rental or a standard fee of RM1000 has to pay to the owner.

5) Of course, finally, an agent’s commission has to be paid. Unless you could get owner’s direct contact for a unit. However, it is only half month of the rental in regardless you are taking 1 year or 2 years or more lease. This, compare to Sg, I thumb up many likes! Whereas in Sg leasing practice, you have to pay half month commission for 1 year lease and 1 month commission for 2 years lease. In the norn, it could be very annoying if during your course of leasing and when they are some matters arising, your agent “disappear” or “bo-char” after they have closed the deal.

So far, this JB agent is quite informative and helpful, but I do wish he would be able to serve us diligently throughout our stay. I would definitely recommend him to whosever that need a real estate agent.

I believe they are still many things / problems to iron up before and during the stay. Oh yes, I yet to check up the subscription for boardband and phone line (nobody could live without them. lol), also might want to subscribe to Astro (yeah! I long to watch it) etc. I will provide all these info in due course. Stay tune!

Another Viewing in JB

Today, we have been for another viewing but this time nothing fruitful. Unexpectedly, this two weeks there are not much new listing for unit we want in LF or HH. Just wonder is it due to the 2 holidays in a month and falls on super long weekend. Beginning to feel a bit worry as time is running short. We have to shift out from our current unit by end of this month. Yes, END OF THIS MONTH OMG! We have yet to secure a unit, our stuff has not even packed to the extend that are ready to move anytime, have not even know of any movers that will do the job to move us to JB……. Suddenly felt very stressed and 擔憂, we still need to go to work on weekdays………

May God blessed us to have a smooth moving out.

PS: Oh, yes, the traffic condition (at Causeway) is ok for us as we drive in as early as 7am. Usually, Saturday's morning smooth entering time is b4 8am. And returning timing is after 2pm - no jam.

First Unit Viewing in JB

Last Saturday, we went for our first viewing of a unit in Horizon Hills (JB). The unit is a House type comprises of 2 storey but without excess balcony.

One of the big attraction of this unit is that it has not been tenanted b4 as the owner only recently acquired it. Overall the condition of the unit is fine and as we were overwhelmed by this attraction and very quickly, we made an offer (a mere lesser from the owner asking price) without further consider any other pros and cons that might arise.

However, thru the agent, the owner of this unit (which is also a Singaporean) is not keen to negotiate or accept any offer lesser than what he quoted. Hence, don’t know why we were also not eager to counter offer or accept the asking price. Perhaps we through we could still have time to look around others and also this is just our first viewing. Thus, we shall wait and trust that God will give us direction whether is this unit is for us or not.

First Unit Appointment Confirmed

I have started to call the JB agents for those units we are interested to view and a 1st appointment has been made to view a unit at Horizon Hills tomorrow.

Don’t know why I feel very excited over tomorrow’s viewing despite I have been to many viewings b4 in Singapore. Perhaps is the 期望 of having to stay in a landed house comprises of 2 storeys, with own Car Porch, Courtyard ………… in the near future. This is something that I will never or won’t be able to experience in Singapore. LOL

Nevertheless, just prayed to God that this is His will and path (staying in JB) that lead us to and we are carefree to figure everything out. But just relax and enjoy the ride.
